Chimney Sweep Useful Tip:

Improper Chimney Flashing Install

If your chimney flashing is not installed properly there can be many problems, the primary problem is chimney leakage. In most cases a fault chimney or a bent chimney flashing is causing the leak. The chimney flashing is a metal join which is located on the base of the exterior of the chimney. If the flashing is installed properly, a watertight barrier is formed which will not allow the water to pass through it. In some cases however the flashing does not perform up to expectation, sometime if the flashing is not installed properly it proves to be not-so watertight, and other times after many years of use weather wears down the chimney flashing, and loosens flashing causing some water leakage. Therefore it is important to have regular chimney inspections by a chimney sweep to make sure that you don't end up being a victim of chimney leaks. These leaks can cause water damage to the walls, and other appliances which it comes in contact with.

The chimney flashing can be installed by joining 2 metal panels. The base of the flashing is the 1st part which is installed bent upward against the masonry chimney and underneath a shingle. This is the part of the chimney which takes damage from the weather, and often we can find cracks and holes on inspection. After installing the initial part you can install the counter flashing over the base flashing, and attached to the chimney mortar joint. Use a high-quality urethane caulking to make sure that it remains water proof. If you have the flashing installed properly, then you will only have to have the caulking replaced once in a while, but if you do not have the chimney flashing installed properly you may need to replace the entire flashing.

Depending on different areas and weather, different types of materials need to be used when installing the chimney flashing. According to your region, and weather you should use the right materials in installation. Using inappropriate materials may cause your flashing to wear out quicker, and will cost you more in the long run.

Again it is very important to have regular chimney flashing inspections, by a chimney sweep to fight against leakage, if even a small leakage is found out immediately take measures to fight against it, because it will not take long for that "small" leak to begin causing lasting damage to your house. Chimney flashing has to get replaced while it get rusty, chipped, corroded, and broken. The masonry caulk will seal the small holes and gaps on short term basis, however isn't made to take place of flashing. That depends on state of flashing, part of chimney & surrounding roof shingles also may need the replacement. The chimney leaks are primary form of the damage that you can notice from the faulty chimney installation. So, in place of keeping snow and rain out of roof seams, this sub-par flashing will allow moisture in roof's inner structure.
