Chimney Sweep Useful Tip:

List some ways water can seep into your chimney
The first and foremost cause of water seeping in through the chimney is rain water pouring in straight through the chimney unless you have a chimney cap fitted on it. The rain water drops straight in causing the fireplace and the chimney to get soaked.

The next cause is cracks in the cement part on top of the chimney. The rainwater that falls on the walls seeps in through these cracks and enters the chimney.

Heavy snowfall would be another strong reason. The snow that gets deposited on the top of the chimneys and the cracks in the chimney walls melts into water at a later stage and seeps in through the chimney.

Chimneys leaking from inside out due to condensation are another major cause of water seepage.

Water often seeps in through the chimneys due to the leakage of bricks and mortar used for constructing waterproof chimneys. Culprit is flashing —sheet metal, which keeps intersection between chimney & roof watertight. Whenever water gets behind the faulty flashing, it will do much damage to framing and roof sheathing and to ceiling below, thus you have to deal with the problem right away.

Right flashing around the chimney includes 2 layers. First is called as step flashing: L-shaped of sheet metal sections are woven in shingle courses as well as lapped up side of chimney. Then comes counter flashing: The second layer of the metal is embedded at chimney mortar joints as well as folded down for covering top of step flashing.

Corners are very vulnerable. It has to be cut and bend metal around corner. Even in the quality installation, it leaves one spot that must get sealed with high-quality of urethane caulk. The caulk will work itself loose with time. If flashing looks in very good condition, then recaulking must take care of problem. But, caulk isn't the substitute for rightly overlapped flashing materials.

Type of the metal used for the flashing depends where you stay. Galvanized steel and aluminum are usual choices. Copper is a longest lived one, but because it is quite expensive, you can see it on the high end jobs. One more benefit of copper is corners will be soldered for watertight connection. In Northeast, the masons are quite partial to lead the flashing that is easy and soft to bend to the shape. However, doesn't matter which material gets used, it should be layered rightly if water is kept out. Because chimneys are the potential trouble spot, check this once in each year and two for loose and missing flashing or cracks in masonry. The small cracks are sealed with the caulk made to repair the masonry. It is recommended you waterproof the brick chimneys in some years with silicone based sealer, which can get applied with garden sprayer. Not every builder agrees to this, but it is one best way of keeping water from seeping in the brick.
